I received my BBA in Marketing from Eastern Michigan University in 1990. I have been a Licensed Builder since 1996 and a Licensed Realtor for more than 11 years. I have been buying and selling real estate in Southeast Michigan for over 20 years. Over this time, I have utilized a variety of business models and worked with several different partners. In 2017 I formed my own independent company, FPJ Investments LLC. I’m proud that FPJ Investments is a Detroit based business with a new location on Mack Avenue. My professional experience srange from building entire subdivisions to assisting communities in exercising their Right of First Refusal with the County Tax Sale. I am also very proud of my work with the nonprofit organization Southwest Solutions. We acquire bank owned properties, renovate them, and then sell them to owner occupants. Additionally, I have significant home remodeling experience. My wealth of experience in building and remodeling gives me a competitive advantage when evaluating homes and determining how to maximize their value.

The wave of foreclosures had depressed home values and lowered the tax base in many Southeast Michigan communities. Investors had been buying up many of these properties and converting them into rental homes without completing any significant improvements. We recognized this challenge and came up with three unique approaches to help communities manage this problem. These three approaches have allowed me to acquire and renovate properties in 87 different communities spanning nine counties.
The first approach involved forming a partnership with Southwest Housing Solutions. In cooperation with Southwest Housing Solutions, FPJ Investments was able to acquire bank owned properties, renovate them, and sell them to owner occupants. Southwest had unique access to bank owned properties and was looking for an experienced partner in managing, rehabilitating and marketing them. Through our joint ventures with Southwest Housing Solutions we have acquired over 650 properties over more than eight years. FPJ then set the scope of work and handled the marketing of each property. This has increased property values and revitalized homes that were in poor condition. Many of these properties brought challenges with them such as water damage, mold, or various other complex issues. A typical homeowner or investor may not have the knowledge or resources to properly address these issues. Our experience has allowed us to effectively address these issues and transform these houses into beautiful homes again. In short, our partnership has enabled communities to avoid the negative effects of bank owned sales in favor of fully renovated top-of-market home ownership sales.
The second approach involved working directly with the Wayne County Land Bank to acquire tax foreclosed homes in Wayne County. Through a signed development agreement, FPJ Investments committed to make an average minimum investment in each property and market them to owner occupants. We perform significant interior and exterior renovations (averaging $35,000+) on each property and sell them on the MLS at market value. This investment helps to not only increase the value of the properties we sell, but also increases the neighborhood values by providing good comparables for other sales in the area. We acquired 40 properties in 2017 and 29 properties in 2018 through this program that have been renovated and sold.
The third approach was to work directly with cities and townships to acquire tax foreclosed homes in their communities. FPJ has purchased, renovated, and sold more than 400 homes over more than six years with this approach. We have accomplished this by assisting municipalities in exercising their Right of First Refusal (“ROFR”) to purchase the properties before they go to the County Tax Sale. Through a signed development agreement, we committed to make an average minimum investment in the properties and market them to owner occupants. We performed significant interior and exterior renovations (averaging $40,000+) on the properties and sold them on the MLS at market value. Similar to the program with the Wayne County Land Bank, this increases property values of the renovated property and surrounding properties because it creates higher value comparables for the area. By working with FPJ, cities have been able to take control of the tax sale properties in their communities. Some of the communities that we have recently worked with include Ferndale, City of Wayne, Redford Township, Harper Woods, Ecorse, Lincoln Park, Warren, Centerline, Port Huron and Oak Park. I also have significant personal experience in developing entire subdivisions from start to finish. I have built more than 200 homes from the ground up.
Currently, we are in the process of developing Pallister Gardens. This is a Townhouse development in the New Center area across from Henry Ford Hospital. This project consists of 16 Townhomes in Phase One with an additional 21 Townhomes planned for Phase Two. The project is off to a great start with 3 units sold and closed. We also have an additional 7 units under contract with an estimated completion date of October 2023. Additionally, we have experience navigating the complexities surrounding contaminated sites. One example of this was removing underground tanks at an old gas station and converting it to a parking lot. Another instance was when a building required the removal of underground hoists. We successfully completed both of these projects, including the necessary clean up, while meeting all DEQ requirements.
We currently own a 10,000 square foot building in Port Huron that consists of retail on the first floor and residential lofts on the second floor. This is a Historic Building that we have worked hard to update and bring up to code, while also preserving the historical architecture and aesthetic. Finally, we have renovated numerous office spaces. This includes the space that we currently utilize as the base of operations for our own business.

I first recognized my passion for real estate investing when I joined the Investment Club while attending Albion College. I later transferred to Wayne State University School of Business, earning dean list honors with my focus on Corporate Finance. After college I interned at Morgan Stanley Dean Witter focusing on asset allocations and investment seminars. Before joining RE/MAX Acclaim, I earned a position at Noel Selewski Insurance Agency. There I centered my attention on studying and analyzing property values and obtained the knowledge of conducting business within the Metro Detroit area. Understanding my drive and goals in life, I knew it was time to practice real estate full time, which presented endless opportunities.
In September 2004, I became a Licensed Realtor joining up with RE/MAX Acclaim. I had an outstanding first year in sales with $4,000,000.00 in completed sales. This outpaced numerous agents with more experience within the company. In 2005 I received an award for highest sales in the months of March and July as well as being rated the second highest sales agent for the overall year. At the end of 2005 I was recognized as being one of the top agents by being awarded the “100% Club” by RE/MAX International.
In 2006, I expanded my ventures by starting my own investment company. Our company worked with many of the larger banks, purchasing anywhere from ten to thirty-five homes per month. Over the years we managed to buy, remodel, and sell over two thousand homes in the Metro Detroit area.
In 2012, I became a licensed real estate broker building up my knowledge in an industry that is always changing. Over the years we continued our model to acquire property, renovate, and then sell to owner occupants. The experience I have gained really has given our company a competitive advantage on evaluating from all aspects of buying to renovating and then to selling. GSR Properties, LLC was formed in 2009 with members Richmond Inger and Gary Chegash. The purpose of GSR Properties was to purchase, remodel, and re-sell real estate throughout the Metro Detroit area. GSR began by buying distressed properties direct from banks and private sellers. GSR then greatly expanded by starting to buy properties in Wayne, Oakland and Macomb at the weekly county mortgage foreclosure auctions known as “Sheriff Sales”. From 2012 through 2020 GSR Properties averaged approximately 70 flips per year. Most of the time GSR Properties would completely remodel the properties, including but not limited to new roofs, windows, furnaces, kitchens, bathrooms, flooring, and miscellaneous cosmetic improvements throughout. GSR Properties, LLC sold the property retail (primarily to owner occupants), improving the values and stabilization in the area. GSR Properties has access to some of the finest contractors and tradesman available to work on these projects to ensure that everything is done properly and according to local municipal code.
As my experience continued to expand, I was given an opportunity to participate in a partnership with Southwest Housing Solutions. This collaboration involved purchasing over 600 properties since 2014. Each property has been fully rehabilitated and marketed to owner occupants. I worked to determine scopes of work for each property and ensured appropriate pricing and marketing. Most of these homes were in very difficult condition requiring someone with knowledge and experience to properly bring them back to life while adhering to all codes and ordinances. Significant issues such as mold and structural integrity occasionally arose. These types of issues are outside the capabilities or resources of most investors / homeowners. My knowledge and experience allowed me to successfully return them to beautiful homes. Our partnership has helped communities avoid the negative effects of bank owned sales instead offering fully renovated top of market sales and given homeowners confidence in fully rehabilitated homes.
